30A vs Panama City Beach: Which Is Right for You?
While I know this may be a big question for vacations, I think for people looking to move to the panhandle- this is equally an important question. As someone who has lived in Santa Rosa Beach and now in Panama City Beach here are my pros and cons to both.
30A Pros:
Lifestyle: This is 30A’s biggest selling point. The close proximity to the different beach communities that make you feel like you’re in a completely different place.
Restaurants: There are so many places to eat on 30A and just north of 98. You can find whatever you’re in the mood for quick and most of the time not too far away.
School district: the public schools on 30a are top tier, with almost all holding an A rating. Walton County also ranked #1 in education in all of Florida in 2025.
30A Cons:
Convenience: While the lifestyle is amazing, it’s not always the most convenient for everyday life. If you need anything beyond a standard Publix run, you’re typically heading into Panama City Beach or Destin. And if you’re looking for a quick, inexpensive bite, the options are a bit more limited along 30A.
Cost of Living: The cost of living continues to climb in many parts of 30A, and it’s not just the purchase price. While we loved our previous home (just under 1,600 sq ft), we sold it for nearly the same price as our current 2,600 sq ft home. On top of that, our expenses in Santa Rosa Beach insurance, electricity, water/sewer, even WiFi, were nearly double what we’re paying now in a significantly larger home.
Private Beaches: Living on 30A without deeded or designated beach access can be tough. It often means relying on limited public access points, which can get crowded and are sometimes difficult to park at, especially during peak seasons.
Before we dive in, a quick note, these pros and cons are based specifically on the west end of Panama City Beach.
Panama City Beach Pros:
Best of Both Worlds: This is easily the biggest selling point. Living on the west end, especially near Highway 79, puts you in a prime location between 30A, Panama City, and the heart of PCB. You can enjoy everything 30A has to offer while still benefiting from the convenience of everyday living. Personally, I love being able to stay connected to both communities, working along 30A while doing a lot of life in Panama City.
Entertainment: There’s no shortage of things to do in PCB. From mini golf and bowling to places like Top Golf, there are endless options for date nights, family outings, and entertainment beyond just dining. It’s something I noticed right away, compared to 30A, there’s simply more to do in the evenings. And when you’re in the mood for a 30A event or experience, it’s still just a quick drive away.
The Potential: With the spring break reputation largely behind it, the west end of PCB is continuing to grow in a big way. Expansion at the Airport, a new hospital planned along Highway 79, and ongoing development in the area all point to long-term growth and opportunity. This part of PCB is only getting better.
Cost of Living: While prices are rising, Panama City Beach remains more affordable than 30A across the board, from home prices and insurance to dining and entertainment. You still get access to the same beautiful beaches and coastal lifestyle, but with more flexibility in your budget, which can make a significant difference in the long term.
Panama City Beach Cons:
Traffic: During spring break and the summer months, traffic can become a challenge. Living on the west end helps, but anything east of Pier Park can take significantly longer to get to, which can make you feel a bit limited during peak seasons.
School District: While the school district isn’t bad, it’s not quite the same level as Walton County. Many of the public schools in Panama City Beach fall into the B range. There are strong charter and private options in Panama City, but they do require a commute.
Aesthetic & Atmosphere: While the west end has seen significant growth, parts of PCB still feel more commercial compared to the charm and intentional design found along 30A. You’ll notice more high-rises, chain restaurants, and busier roadways; which isn’t a negative for everyone, but it does create a different overall feel.
Truly, there’s no wrong choice here. Both are beautiful and both offer an amazing lifestyle; it really just comes down to what fits you best and how you want to live day to day.
